Florenc 21 Block 02
How can a neglected site become a vibrant, connected neighbourhood?
Awarded 4th prize in the international architecture competition, Florenc 21 Residential Block B02 revitalizes central Prague, transforming a neglected site into a human-centered, sustainable, and socially vibrant urban neighbourhood.
Set within a historic urban fabric, the design integrates with both its context and contemporary transport infrastructure. Rooted in local culture, climate, and urban patterns, the project considers the city holistically, ensuring architecture resonates with its surroundings while addressing Prague’s civic needs. Using regionally sourced sandstone and warm-toned materials, historic motifs are reinterpreted in a contemporary language. Varied building volumes create identity and orientation, while human-centric spaces—rooftops, courtyards, and ground-floor areas—encourage community, privacy, and social interaction. Active ground floors and engaging roofscapes enhance the public realm, while generous green spaces promote biodiversity and better microclimates. As part of Florenc 21, the project reclaims central urban land for lasting habitation, countering the “Airbnb-ification” of city centres. Thoughtful use of color, texture, and materials achieves unity without uniformity. Florenc 21 B02 exemplifies inclusive, resilient urban regeneration where people can live, connect, and thrive.

A New Urban Continuity.
The ensemble re-stitches a long-fragmented site into Prague’s urban fabric, mediating between historic city blocks and contemporary infrastructure. Varied volumes and articulated corners establish a legible city edge, while warm sandstone tones and refined detailing ground the architecture in local tradition, ensuring a confident yet respectful civic presence.

Blending Public Life and Everyday Living.
The ground floor activates the public realm with flexible shops, cafés, and terraced staircases, seamlessly connecting residences to the city. Organic pathways lead into the central courtyard, where playful zones, amphitheater seating, and shaded gathering spots blend daily life with greenery, fostering community, leisure, and a tranquil urban retreat.

A Layered Landscape of Everyday Rituals.
At the heart of the ensemble, a timber pavilion anchors a lush, layered garden, surrounded by climbing greenery, flowering shrubs, and deep-soil planting. Winding paths, intimate seating, and playful nooks create a serene, immersive retreat, blending everyday life with nature while fostering informal social interaction and seasonal activity.
Expressive and Contextual Frontages.
The façades balance unity and identity through a tripartite structure of plinth, body, and crown. Vertically segmented corners animate the north–south fronts, tonal gradients address east–west elevations, and calmer courtyard façades link green walls to the lush interior, creating a cohesive, elegant, and contextually sensitive city presence.

Elevated Communal Living.
The roofscape extends the courtyard into a layered, shared landscape above the city. Private terraces and communal gardens are interwoven with native planting, pergolas, and social stairs that double as seating. Shaded pavilions frame city views, creating a vibrant yet balanced environment for everyday rituals, gathering, and retreat.
A Cohesive City Piece.
Read as a whole, the block balances permanence and adaptability. Unified by a clear architectural order yet rich in variation, it frames streets and courtyards with equal care. Active edges, calm inner façades, and a human-scaled rhythm transform a former brownfield into a lasting, livable neighborhood.
